The Curious Case of 112-128 N. Broad Street Commercial Real Estate
In the past week both the Butler County Treasurer's and Auditor's websites have seen data listed for the first time for properties "apparently" owned by Manchester Hotel LLC (William Grau et. al.) since September 26, 2014 and located at 112-128 N. Broad Street. As per this data, on December 1, 1985 these five properties were apparently purchased by/transferred to an unspecified purchaser (Perry Thatcher??) for $450,000. Next, on March 3, 2011 said parcels along with the former Manchester Inn and former Snider Building apparently were purchased by/transferred to the City of Middletown. And, as noted above, said parcels were apparently then transferred to Manchester Hotel LLC on September 26, 2014 for the amazing combined sum of $2.00. Admittedly, there are some missing pieces to this unfolding puzzle. I'm certain Mr. Adkins or the Economic Development Department can easily explain?? It should also be noted that all five of the N. Broad Street properties are in arrears on their Butler County property tax payments. Of course, the same is still true for the former Manchester Inn and Snider Building properties. And, there remain other "downtown" re-development deals also in arrears too!

These Grau properties have been in arrears for a while now. Don't the owners of the old CG&E building (Cincy State) have back tax issues as well? How are they able to go for such a long period of time in arrears? Does Grau or the CG&E building owners have the money to pay the back taxes?
How fast would the bank repossess your home if you fell behind on your taxes? Question: How much time needs to pass before a property, be it commercial or private residence, is placed in foreclosure and relinquished to the bank or title holder? Just seems to me that the Manchester properties have long exceeded their time as to property tax collection. What are Grau's legal responsibilities on paying the taxes on the properties that are in his name? How does he get away with this? Perhaps no one is pushing the payment of these back taxes because no one wants these properties back as they have little value on the market. |
