New brewery could open soon in Middletown

MIDDLETOWN 

The latest craft brewery set to open in the area will be in Middletown on Cincinnati-Dayton Road, where Unbridled Brewery plans to open a beermaking, tasting and sales operation, the property owner said.

Unbridled has leased about 8,400 square feet of space at 3387 Cincinnati-Dayton Road. The newly constructed building was one of two commercial facilities built speculatively by Middletown developer PS Properties, with the site neighboring Unbridled’s future brewhouse filled by a BP pipelines office, said Paul Sivak, president of the commercial real estate development company.

“With the traffic count… we thought it would be a good location,” Sivak said.

A brewery owner could not be immediately reached by deadline Thursday.

“They’re going to be opening up a facility in Monroe at some point in the future, but they needed to get on the ground and running now,” Matt Eisenbraun, assistant economic development director for Middletown, said Thursday about Unbridled Brewery. He was speaking to attendees of a luncheon Thursday hosted by The Chamber of Commerce Serving Middletown, Monroe and Trenton at Miami University Middletown. “We had the opportunity to put them in place and get them rolling.”

Unbridled Brewery’s opening plans mark at least the third brewery publicly known to have announced an opening in Butler County this year.

Also, Rivertown Brewing Co. announced late last year plans to build and open an approximately $5 million production, restaurant and bar space in Monroe near the intersection of Ohio 63 and Salzman Road. Rivertown is set to become fully operational in 2017.

Started in 2009, Rivertown, known for its sour beers, has outgrown its existing space in Lockland faster than anticipated, Roeper said.

Hmm....what happened to the plans for the new brewery that was going to open in downtown Middletown?

The developer who was given the buildings for ONE DOLLAR threw a hissy fit because the city wouldn't give him millions of dollars like they did to Atrium, so he put everything on hold.

Why brewery chose Middletown for new location

The owners behind a new brewery opening on Cincinnati-Dayton Road in Middletown chose the site for several key reasons: it’s a high traffic corridor; the location on the Middletown/Monroe city borders also has easy access to Interstate 75 and nearby attractions such as Cincinnati Premium Outlets and Miami Valley Gaming; and the spot is prime real estate in-between Cincinnati and Dayton that can attract customers from either major city, Brian Yavorsky, one of the co-owners, told this news outlet Monday  http://www.journal-news.com/news/news/new-brewery-could-open-next-month-in-middletown/nqJ9x/" rel="nofollow - And the fact that Cincinnati-based  http://www.journal-news.com/news/news/rivertown-brewing-to-move-production-to-monroe/npHYr/" rel="nofollow -  bodes well for both craft breweries, Yavorsky said.

The building will be ready to hand over to the brewers next month, according to developer Paul Sivak, president of PS Properties.

“We’re going to get access to the building in March, but we’re still working with the equipment vendor,” Yavorsky said.

Plans are for there to be a 20-barrel brewhouse and four, 40-barrel fermenters, he said. In addition to beermaking, the brewery plans also call for a patio and tap room.

In the meantime, the owners of the proposed Unbridled Brewery are waiting on equipment orders and equipment installation before setting an opening date.

“We think 2016 is very likely,” he said.

Also, he said Unbridled is a temporary working name for the project, and the business partners are working on branding efforts to finalize a name that could change in the future.

“We would love to grow into a larger operation. How big, I don’t know,” he said. “We definitely want to be well known and we want people to love our products.”

Unbridled Brewery, as the Middletown project is temporarily called for now, joins plans for new breweries set to open in Hamilton and Monroe.

I have read the contract between City Hall and Mr Grau concerning the sell of the two buildings.
I must tell you I just could not believe that city council approved this deal without a deadline for Mr Grau to get the needed investment money for the project or the property would be returned to the city.
This was an act of pure desperation by City Hall.
Sooo...What will happen to these buildings as they set empty for the next 5 to 10 years?
